Residential building type WBS-70 (part-1)

Here is the WBS-70 series of panel housing; WBS70 stands for Wohnungsbauserie 70 (series of apartment buildings 70), and the number in the name means the year of development of the project. The decision to develop a new model series of panel houses was taken at the 5th Construction Conference of the Central Committee and the Council of Ministers of the German Democratic Republic, which took place in the late 1960s. The basis for this decision was a 1969 study on optimizing and rationalizing mass production of standard building components in the field of panel construction, authored by Wilfried Starknecht and Achim Felz, who eventually developed the Wohnungsbauserie 70 project.

This series of houses is the most common in East Germany (GDR.) and accounts for more than 42% of all housing construction in the GDR.! This typical building design was developed in 1970 to replace the earlier P2 series typical buildings built in 1961, which were not economically viable due to the large number of structural blocks, lack of standardization and regional differences. The WBS70 was more uniform, contained fewer structural elements, and was standardized so that it could be produced in all GDR. construction plants. This was widespread throughout the GDR.. According to the 1970 government plan, by 1990 all East German residents had to live in their own apartments, and the WBS 70 project was intended to implement this plan, but ultimately failed. The project has been completed.

Despite the maximum inclusion of architectural elements, the project WBS70 actually was a kind of designer in which it was possible to build houses, radically change their appearance and floor. No other project in East Germany gave city planners and regional factories the freedom of the WBS70 project. Most of the houses under the project were five or six stories, but since 1977 it has been possible to build buildings up to 11 stories high. Each factory changed the basic shape of the panels, added decorative elements to them and played with the shapes of windows, balconies and entrance groups. Thus, the WBS70 project became the universal designer of the panel house and gave architects in East Germany the space to experiment and express themselves as much as possible within the framework of the panel architecture.

The first house in this series was built in 1972 in Neubrandenburg and listed as a historic building in 1984. At present, buildings of this type are undergoing reconstruction, as a result of which some houses have reduced the level of floors, balconies and loggias are replaced, and the layout of apartments is improved.
